Todae Solar will be installing a 30kW commercial solar system for Withcott’s Shopping Centre in Regional Queensland and a 68kW system for Bernini Stone & Tiles in Western Australia in the coming months.

For Withcott Shopping Centre, rising electricity rates were becoming a concern and was looking for ways to reduce their monthly electricity bill while becoming more sustainable. Bernini Stone & Tiles were also similarly looking for ways to reduce their daily operational costs due to ever increasing competition and contracted Todae Solar to install a solar system at their manufacturing site in Malaga, WA.

Simultaneously installing solar systems at sites in different states presents many challenges which Todae Solar has unrivalled experience in overcoming. An example of this leading experience was the concurrent construction of QLD’s and NSW’s largest rooftop systems for Brisbane Markets (1.24MW) and Stockland Shellharbour (1.22MW). Installing commercial solar systems for Withcott and Bernini on opposite sides of the country is all in a days’ work for Todae Solar’s team.

For organisations like these, turning a previously unproductive roof into a value-adding asset will always make for a robust and safe investment, especially considering the rapidly declining costs of solar components and the day 1 positive cash flow options we offer.

Todae Solar is delighted to announce that we have been chosen by Charles Sturt University (CSU) to install a 1.77MW commercial solar system. CSU was declared Australia’s first carbon neutral university by the Minister for the Environment and Energy back in July after years of investment in environmental sustainability and carbon emission reduction. CSU will be joining a number of government agencies and education institutions to take advantage of commercial solar.

The installation of this system at CSU Wagga Wagga is the next step in the university’s environmental and sustainability strategy. It demonstrates their commitment to achieving their own sustainability goals while inspiring and encouraging regional and national organisations to achieve the standards required to do their bit to support the planet.

The system will use 6,012 solar panels spread across 11 buildings, making it one of the largest rooftop solar systems in Australia. The system is expected to annually produce approximately 2,620,000kWh of electricity which will be enough to power approximately 420 homes per day. In addition, it will provide almost 50,000 tonnes of carbon abatement over 20 years. That is equivalent to taking about 833 cars off the road each year. The system is expected to cover approximately 20% of CSU Wagga Wagga’s electricity bill and will be a hedge against rising electricity prices. Installation is expected to be completed by March 2017 and fully commissioned shortly after.

Through an innovative financing solution, Todae Solar was able to offer CSU a lower $/kWh electricity rate despite the campus already enjoying existing low electricity tariffs. The university will be able to install the system and enjoy cheap power in the first year without having to undertake any significant capital fund raising. Put simply, financially viable commercial solar is available now and we hope more organisations follow CSU’s leadership in reducing energy costs and environmental impact.

Education institutions are turning to the benefits of solar with increasing frequency. Recently, Todae Solar has been selected by St Martin’s College and Northholm Grammar School to install a 30kW and a 97kW system respectively.

Following the lead of Charles Sturt University (CSU), St Martin’s College recently selected Todae Solar to install a 30kW system on the roofs of three of their college buildings. St Martin’s College is a student residential college located on CSU’s Wagga Wagga campus and they have been interested in solar for some time. The College Board was waiting for CSU to make their decision in the hope of linking the projects together. The 30kW system will be installed in conjunction with CSU’s 1.77MW system and a special Bi-Direction meter will be installed so that the college can be credited for unused electricity by CSU.

Seeing the success of St Pauls Grammar School’s 88kW system, Northholm Grammar School decided to re-investigate solar power and chose Todae Solar to expand their existing 3kW system to 100kW. The system will be installed on the gymnasium roof and high efficiency panels will be used in order to maximise the available space.

St Martin’s College and Northholm Grammar will be joining educational institutions like Charles Sturt University, University of New South Wales, Amaroo School and the dozens of schools that were a part of the National Solar Schools Program and Catholic Education Office Solar Rollout to take advantage of solar power. The upward trend of solar adoption amongst education institutions is very encouraging and we hope it inspires the next generations to think more seriously about renewable energy.

For the second year in a row, Todae Solar has been ranked by SunWiz Consulting as Australia’s largest commercial solar installer. SunWiz’s data confirms that Todae Solar installed more commercial solar than any other company in 20161 and are the market leaders in delivering large, complex opportunities like Aegis Aged Care’s 3.24MW rollout, St Vincent’s 2.7MW rollout and CSU’s 1.77MW system in addition to many commercial systems for SMEs.

Todae Solar - #1 Commercial Solar Installer 2016Todae Solar led the booming 2016 C&I solar sector according to Sunwiz Consulting. The sector finished 2016 with the greatest market penetration in recent history with 32% of all installations under the Small-Scale Renewable Energy Scheme being installed in the space. This is almost a 20% increase from 2015.

2016 turned out to be such a strong year in the C&I space due to a number of factors; significant reductions in solar module component costs, strong Large-scale Generation Certificate (LGC) market prices, increasing energy prices nationally and improved installation techniques and economies of scale amongst installers resulting in increasingly affordable C&I solar systems. On top of these external factors there was an increased general comfort and awareness by business owners that solar makes commercial sense as a tool to reduce overheads.

Based on the above factors dozens and dozens of SME’s proceeded with solar to join numerous Tier 1 organisations who invested in solar; some of these included Aegis Care, Transport NSW, NRMA, The Department of Defence, Accor, Australian Vintage, Griffiths University, Royal Wolf, BHP, Kmart, St Vincent’s, AstraZeneca, Charles Sturt University and numerous councils nationally.

Todae Solar finished off the year with a number of impressive projects being brought on board to end the year with a bang. Todae Solar was chosen by:

  • Doug Hall Poultry – 952kW: Doug Hall will expand their existing 100kW ground-mount system at Yandilla to 1052kW. Todae Solar previously installed two separate 100kW ground-mount systems at Yandilla and Turallin. Impressed by the process, the savings and the quality of the product, Doug Hall has opted to partner with Todae Solar again to expand their system.
  • University of Technology, Sydney (UTS) – 105kW: UTS will install a 105kW pilot system on the main campus in Ultimo. The system will feature an innovative design utilising high efficiency panels in order to maximise the limited roof space common for high rise city buildings. UTS will be joining Australian Universities like UNSW and CSU that are turning their roofs into value-adding assets.
  • ISPT – 90kW: ISPT have contracted Todae Solar to install two pilot systems on iconic CBD buildings in both Sydney and Melbourne.
  • Breakers Country Club to install a 100kW system on the roof of their RSL in Wamberal.

With these projects on top of what is already a strong pipeline of projects for the likes of St Vincent’s, CSU and many more, we expect this momentum to continue into 2017.

Looking forward this year, we expect many more organisations to turn to solar as a logical tool to reduce overheads and provide increased certainty in a time of economic fluctuation. These are very exciting times and we look forward to another amazing and fascinating year.

Todae Solar has assisted the Pullman Quay Grand Sydney at Circular Quay to add a little more sun in Sydney Harbour. The Pullman Quay Grand is known as one of Sydney’s premier hotels with its sophisticated style and arguably the best views of the Harbour.

Following in the footsteps of the Novotel at Sydney Olympic Park and the Sebel at the Hawkesbury, the Pullman Quay Grand was determined to decrease their carbon footprint and selected Todae Solar in a competitive process to install a 100kW commercial solar system.

The 100kW PV system features 350 solar panels which will produce approximately 135,000kWh per year, covering around 10.5% of their electricity bill. The system will also provide a 20 year Carbon Abatement of around 2500 tonnes.

The Pullman Quay Grand selected Todae Solar based on our experience in delivering exception results on challenging projects like Parliament House in Canberra. The challenging location of the project required extensive planning, coordination and care to complete the project within a tight deadline and with minimum disruption to the thousands of tourists visiting the beautiful harbour. The logistics of the project were extremely challenging with the structural fittings alone for the project weighing around 21 tonnes. These had to be delivered to the roof via an elevator before being carried manually up another set of stairs.

Despite additional last minute obstacles from the City of Sydney Council and extreme weather, Todae Solar completed the installation with minimum disturbance due to our extensive experience and expertise – delivering another great installation to a happy client.

The Pullman Quay Grand adds another sterling project to Todae Solar’s portfolio of commercial solar installations.

Todae Solar are very proud to have partnered and delivered such an iconic project at one of the most iconic locations not just in Sydney but Australia.

Victoria is one of the countries strongest commercial solar markets despite not having the solar irradiation resources of some other states. Victoria sat 3rd in overall commercial solar installations in 2016 according to Sunwiz Consulting.

Recently, Todae Solar have completed the installations of a 50kW system for Concept Caravans in Campbellfield and a 100kW system for Geelong High School in Geelong.

Geelong High School Solar System

Geelong-High-School-solar-system

Both Concept Caravans and Geelong High School were looking at ways to reduce their monthly electrical bills while becoming more sustainable. For Geelong High School, teaching the next generation and improving community engagement with renewable energy were other key driving factors. For their system, 2 of the inverters have been specifically installed in their science lab, which will give students in their “Environmental Course” access to the system. This innovative idea  gives their students the chance to monitor and analyse the data from the system over time as the solar generation changes. Such an interactive initiative will significantly improve the understanding of solar generation for their students. We’re excited to see how students interact with the system in the future.

We’re proud to have completed installations for such organisations that are vital for their local communities. We congratulate both Concept Caravans and Geelong High School on their decision to go ahead with solar.

These two installations showcase Todae Solar’s unrivalled experience at delivering impressive solar projects, no matter the location or type of client, as Australia’s #1 commercial solar installer.

The trial roll-out of a 280kW commercial solar system for NSW Transport (Sydney Trains) is in the process of completion. NSW Transport is the government cluster responsible for shaping and managing NSW’s transport systems. Transport NSW selected Todae Solar as part of a competitive tender due to our vast experience in delivering high quality installations under strict WHS requirements. The systems will produce approximately 410,000kWh’s of energy for 14 Sydney Train network bases located throughout Sydney. The rollout is a pilot to test the reliability and savings of solar and will help NSW Transport assess options to meet its environment and sustainability goals.

While designing the systems were fairly straight forward, the challenge arose in ensuring the systems met the stringent technical standards required by NSW Transport in addition to regular building and industry technical standards.

NSW Transport

Todae Solar worked closely with Sydney Trains to ensure all installations met the requirements and were installed according to specification. The initial client feedback has been positive around Todae Solar’s quality, attention to detail and overall installation performance.

Todae Solar has significant experience with stringent WHS requirements having installed solar for numerous Tier 1 organisations like BUPA, Stockland, Ramsay Healthcare, Kmart and many more.

Another example of Todae Solar’s excellent WHS standards was evident on the recently completed the installation of a 100kW system for Total Marine Technology (TMT) in Bibra Lake, WA. TMT manufactures remote submarines and the high-risk nature of their industry necessitated our installers follow their strict WHS procedures, which are some of the most stringent we’ve ever come across. The system is expected to annually generate approximately 168,000kWh of electricity and cover 40% of TMT’s power bill. TMT were extremely happy and commended Todae Solar on the installation.

Our highly detail-oriented engineers, project managers and installers have an abundance of experience and flexibility in adapting to the needs and requirements of our clients. For example, the Department of Parliamentary Services had their own stringent requirements for the installation of the 43kW system for Parliament House. UNSW also has their own meticulous design and quality requirements. Experience and flexibility enabled Todae Solar to adapt to these requirements to complete these complex installations within often tight project deadlines. Click here to see their testimonials.

Todae Solar is committed to delivering the highest quality solar installations and will go the extra mile to ensure our quality. This means our systems will last for the long term, producing renewable energy, year after year.

Australia has seen its wholesale energy prices sore in the last year and analysts are predicting that SME’s may be hit the hardest. Some businesses have seen increases of up to a staggering 300% from their previous contracts to current market rates. This leaves many business-owners facing significant bill shock and having to make tough financial decisions to keep it ‘business as usual’ in light of these hikes.

Commercial Solar Power Total Marine Technology

100 kW Commercial Solar System, Total Marine Technology

Whilst forward thinking companies, have led the way in switching to solar previously, over the past few months Todae Solar has seen a groundswell of businesses turning to solar to ease their expected cost increases.

For commercial solar projects, regardless of industry, businesses are feeling the pinch and have turned to solar to maintain consistent and lower energy prices in order to keep costs down for their customers. Companies from a range of diverse industries have elected to implement solar from Agricultural enterprises like Barambah Organics, to Government organisations from Wyndham City Council and Ku-ring-gai Council to Transport NSW, and manufacturers from multi-national AstraZeneca, household names like Doors Plus and SME’s like Metwest Steel. These organisations have all turned to Todae Solar’s experience and expertise in the last few months. Commercial solar projects from 30kW to 2.7MW are currently being commissioned by Todae Solar to meet the needs of these businesses.

Todae Solar commends and congratulates these businesses on a nimble transition to solar power in light of high energy prices and a more challenging energy landscape for networks and utilities.

Race for the Rebate: Sub-100kW Prices to Increase as Rebate Reduction Looms

$

A change to the government rebates for solar will be taking place at the end of the year that is sure to affect those considering going solar in the near future. For any system installed/commissioned from after December 31st, so from January 1, 2018 onward, customers will receive approximately 7% lower rebate for the total cost of their solar system. In other words, customers can expect to pay more for the exact same system commissioned after December 31st.

These changes are a result of a scheduled government rebate scheme as part of Australia’s Renewable Energy Target (RET), wherein business are encouraged to partake in renewable energy generation through the use of a credit (called an STC).

STC Rebate ReductionThese credits/STC’s are compensated to the system owner for the total cost of their system to make it more affordable to help meet the RET. STC’s were created upfront for a 15 year deeming period OR however many years are left before 2030. Last year was the first year the rebates reduced, with reductions scheduled at the end of every year until 2030.

The formula for determining the value of STC’s is:

STC Value = Size of the System(kW) x Postcode Multiplier x Deeming Period  x Spot STC Price

To put these calculations into perspective, solar customers stand to see a loss of this ‘free money’ from the government of ~7%. Or, to simplify things, an example of a 100kW system installed in Sydney:

  • STCs for a 100kW in Sydney: 100kW x 1.382 postcode multiplier x 14 years x $37.371/STC = $72,303
  • For installs after December 31st: 100kW x 1.382 postcode multiplier x 13 years x $37.37/STC = $67,138
  • That is a difference of over $5,000

The window for receiving the maximum rebate for interested customers is approaching faster than the December 31st deadline appears. In order to be eligible, the installation must be complete. To begin a solar installation, approval from the local grid owner (DNSP) is required. These can take up to 3-4 months to receive, which means that time is encroaching to ensure systems are installed before the December 31st cut off.

Those interested in receiving the maximum rebate are encouraged to do as soon as possible to ensure plenty of time for project completion.

To find out more about the rebate changes contact us to speak with one of our consultants.

Photography giant, Canon, has selected Todae Solar for the pilot installation of a commercial solar system on their Macquarie Park office building. The 90kW system is planned to cover around 9% of their electricity bill and produce approximately 130,000kWh in its first year of operation.

The decision to go solar aligns with Canon’s target of a 1.5% per year reduction in greenhouse gas emissions and their broader sustainability goals. “We strongly support the development of national product stewardship programs in Australia and New Zealand – it’s part of Canon’s global promotion of the circular economy,” says Janet Leslie, Manager, Sustainability for Canon Oceania.

Reminiscent of other Todae Solar installations, creative logistics will need to be employed with regard to getting the equipment in place. There is no roof access on the second-level roof, so installers will have to carry the modules and equipment, up a ladder to the second roof platform where the panels will be. The installation is expected to commence in September. Todae Solar’s experience in managing and delivering high quality installations in similar buildings was key for Canon in their decision – having the confidence that their operations will not be affected by the installation.

Todae Solar worked with both Canon and Goodman, the building owner, to make this project possible. If you are interested in how commercial solar power can benefit your business or office building, get in touch with a Todae Solar consultant to get a free, no-obligation quote.

In October 2016, Todae Solar and St. Vincent’s Health announced the rollout of 2.708MW of solar across 16 healthcare facilities for St Vincent’s across Queensland, New South Wales and Victoria. Since then, Todae Solar has completed 14 out of the 16 proposed sites. St. Vincent’s Holy Spirit Northside 393kW system is expected to come online next, with St. Vincent’s Griffith 153kW system shortly after.

Todae Solar has been able to complete these projects without any disruption to patients or staff thanks to multi-megawatts of experience in multi-site rollouts and providing solar for the healthcare industry.

Of the 4GWh of expected yearly generation for all sites, about 545MWh have been generated so far, helping reach the St. Vincent’s National Energy Action Plan (NEAP) target of a 40GWh reduction in consumption by mid-2018. This is part of a growing trend of national and multi-national organisations looking to solar to achieve corporate social responsibility targets and bring down electricity costs.

Energy Prices Rising Again After Short Downturn

$

Australians across the country have been hit hard by skyrocketing energy prices over the last year. In some cases, businesses have seen their electricity bills triple. A recent downturn since May has meant modest relief, but analysts predict this downturn will be short lived as we head into Spring.

Since the downturn in May, we are now seeing a flat trend in NSW, while energy prices are spiking upwards in VIC and QLD.

Energy Action points out two factors that are expected to impact energy prices in the coming months:
  • In October, the federal government will decide whether or not to place restrictions on east coast gas exports to allow increased supplies to the domestic market. Whether or not they do this will depend on how the gas exporters act towards increasing domestic supplies voluntarily. This factor could force prices down.
  • AEMO continues to forecast significant shortages in generation for Victoria and South Australia over the coming summer should it be a hot one. If this were to happen there would be mandatory load shedding in those states. Even without load shedding prices are expected to be very high for that season. This factor will continue to support the price.

With this predicted upward trend, those interested in commercial solar power are now in an optimal, but quickly-closing window to begin their project. This month, we will see the market price for STC’s decrease by almost 22% from $38/STC to $29/STC. Additionally, for any system installed/commissioned after December 31st 2017, customers will receive approximately 7% lower rebate (up to $5,127 reduction) compared to installing the system before December 31st 2017. This means all systems that don’t proceed to lock in the current STC pricing and get installed before 2018 will significantly increase in price.

Businesses like Canon in NSW, Elsum Engineering in VIC, schools like La Trobe University, and Councils like Wollongong and Campbelltown are all jumping on this timing and have all recently contracted with Todae Solar to provide commercial solar solutions to curb these continually rising prices.

With energy costs on the rise and solar energy proving more affordable than ever, organisations all over Australia are looking towards commercial solar energy. With myriad installers to choose from, one key differentiator that has always set Todae Solar apart is the quality of our installations. Our attention to detail is unrivalled in the industry and the proof is in our multiple award-winning projects.

But what does ‘quality’ really mean in the competitive landscape of solar installers and why should consumers care?

The gold standard for solar installations is accreditation by the Clean Energy Council (CEC). Accredited installers “have demonstrated that their solar PV systems meet our extremely high standards of safety and performance” (CEC). These standards and best practices comprise of naming PV components, a code of conduct, and solar-specific practices relating to PV safety and performance.

For Todae Solar, these rigorous standards were yet a jumping-off-point for going above and beyond when it comes to quality. Todae Solar follows all relevant Australian Standards, but has also developed internal guidelines to assure that best practices are put in place for every installation we do. Down to the very screws we use, Todae Solar takes pride in the quality and presentation of our installation work. So much so, that we have three wins and one nomination for the CEC Installation Awards.

To demonstrate what this level of detail entails, take for example the measures Todae Solar’s design and install team took for 2014 CEC Finalist, Utick’s 200kW solar installation:

  • Using existing screw drill holes to minimise new holes in the roof
  • Walk boards installed over sky lights during installation for the safety of the installers and to protect the sky lights.
  • Minimising penetration points through creative cabling.
  • Isolator enclosures mounted onto the cable tray, and away from the array to prevent shading
  • Unrivalled neatness, logics, and aesthetics when it comes to cabling.
  • Specific, specialised screws suited best for the particular rooftop
  • Roof penetrations sheltered by cable tray to minimise exposure to UV and rain
  • Mounts and seals applied between dissimilar metals
  • All rail ends trimmed for a neat and aesthetically-pleasing installation

Our in-house team installation team is highly experienced and successfully balance the need for cost effective, time efficient installation with best practice, neat installation work. Our installers are trained and updated regularly with the best design and installation practices and internal Todae Solar guidelines.

For as large of an investment as commercial solar power can be for some organisations, having an installer who has demonstrated proven quality is paramount to having confidence in the longevity of their investment. Over the long run, a good quality installation can save tens of thousands of dollars in repairs or fixing system failures.

Organisations looking to go solar should only consider CEC accredited installers, like Todae Solar. Accredited installers “have demonstrated that their solar PV systems meet our extremely high standards of safety and performance” (CEC). Todae Solar is a proud member of the Clean Energy Council (CEC) and is a fully-accredited CEC installer.

The University of Technology Sydney’s 101kW pilot commercial solar system is now completed and has been receiving high praise for the quality of the installation.

After sending out requests for proposals, UTS selected Todae Solar due to the immense amount of experience delivering commercial solar energy systems for Australia’s schools and universities – including ACT’s largest rooftop system for Amaroo School, a 500kW multi-site rollout for the national solar schools program, and a 237kW system for UNSW.

The 101kW solar system, located on two buildings, Building 4 and Building 6 (Yura Mudang), received high praise from the AUSGRID official who visited the site for a final inspection. “The installation of the solar system was done to a high standard. Just wanted to let you know how impressed I was with the solar installation and want you to pass on my praises to [your installer] for a job that exceeds the Australian Standards, said James Graham. “I would like to see his standard of installation used throughout the whole solar industry.”

This level of quality workmanship along with the excellent business case for commercial solar power to help organisations lower their electricity bills in an age of skyrocketing energy prices is part of the reason for the growing trend of schools and universities choosing Todae Solar to provide solar-powered solutions. Like UTS, La Trobe University has also contracted Todae Solar to design, procure, and install a 573kW solar system later this year and Charles Sturt University’s (CSU) 1.7MW solar system is currently underway and expected to be completed in mid-September. Other than high electricity bills, these educational institutions also all have their own comprehensive sustainability targets – thus making solar energy a perfect solution to addressing both high energy prices, and environmental goals.

The solar systems installed on Building 4 and Building 6 will help UTS meet its goal for renewable energy purchasing to meet 40-50 per cent of the university’s needs by 2019. These works fall under the $1.3 billion UTS City Campus Master Plan program, set out to encourage sustainability and energy efficiency.

According to the Clean Energy Council’s (CEC) Solar Accreditation website, Todae Solar has won more CEC Solar Design and Installation Awards than any company in Australia. Now, for the fifth time, Todae Solar has been selected as a finalist in the 2017 CEC Solar Design and Installation Awards – in both the 30-240kW category and the over 240kW category. The Solar Design and Installation Awards are Australia’s premier solar awards, recognising excellence in the design and installation of Australian solar projects.

“We are really pleased with the recognition of the hard work, dedication, quality, and professionalism of our design and installation team by the Clean Energy Council,” says Todae Solar CEO, Danin Kahn. “To be selected as a dual-finalist shows that Todae Solar continues to set the bar for the industry and demonstrates the importance of quality to customers when it comes to solar installations.”

Under Todae Solar’s award-winning team, the 100kW rooftop, chemically-anchored solar installation for Pullman Grand Quay was selected for the 30-240kW category. This now iconic commercial solar system has raised the profile of solar energy in Australia as it boasts one of the best views on earth, between the Sydney Harbour Bridge and the Opera House.

Todae Solar’s 421kW ground mount installation at renowned winery, Australia Vintage in Buronga, New South Wales, was chosen as a finalist for the over 240kW category. Through technical and engineering excellence, Todae Solar will have installed a total of 1.65MW of solar power over the course of four years in four stages, making the Australian Vintage project one of the premier case studies for quality in large scale distributed generation and ground mounted solar installations.

The submission for the 2017 CEC Solar Design and Installation Awards is specifically for the third stage of this project, wherein the Todae Solar Engineering Department again put forth an exceptional and innovative technical design involving high-efficiency panels and a custom, zero-export control that was skilfully executed by Todae Solar’s Installation Team.

These projects will now join other Todae Solar finalists and winners of the coveted CEC Design and Installation Awards such as the 100kW Ground Mount System at Malic Properties, 43kW Installation at Parliament House, 162kW Installation at Hindmarsh Living, and 200kW System at Utick.

Todae Solar thanks the Clean Energy Council for these prestigious nominations and congratulates all other finalists. The Todae Solar is proud to be leading the solar industry, which year and year continues to innovate and shift the energy landscape in Australia.

Landlords Seeing Positive Impacts for Tenants After Installing Solar

While energy prices continue to rise, more and more businesses are turning to solar to reduce their operating costs. In the case of tenanted properties, one of the largest obstacles and challenges for tenants keen to go solar is getting their landlord’s approval. Traditionally, landlords often saw more  the negatives to installing solar on their properties as significantly greater than the positives. Now however, landlords are getting savvier as more and more property owners and landlords are seeing the benefits of commercial solar energy for their buildings.

For many property owners/landlords, being able to provide long-term benefits to tenants is strategic to keeping tenants in their leases longer. Bridgefield Holdings, a large WA based property owner, saw the opportunity for a win-win scenario with their tenant, Total Marine Technology (TMT). TMT operate an energy-intensive, ROV manufacturing facility. Both parties, along with the property manager, Western Corporate, all mutually decided that, “alternative energy sources should be explored to allow for long-term cost savings.”

Todae Solar was then contracted to install a 100kW commercial solar system on the site of Total Marine Technologies’ ROV manufacturing facility in Western Australia. While the asset sits in Bridgefield’s name, TMT receives the positive return after paying the monthly finance costs on behalf of Bridgefield. Since then, Western Corporate Development Manager, Taylor Conway has noted that tenant satisfaction has been high and further described that “All feedback received from TMT to date has been very positive. TMT were impressed by how efficiently the installation and commissioning was completed. We’ve also received comment that they are happy with the effectiveness of the system as well.”

Tenant satisfaction isn’t the only benefit that Bridgefield Holdings and Western Corporate are counting on. ”Ultimately we’re pleased as once the system has been paid off, it will become an asset to the building and assist with resale value,” said Conway.

When Newcastle property owner, Imre Ordasi of Faremore Marine, was considering a 30kW solar system for his tenant, Just Like Fish Swim School, his analysis concluded, “In the argument of ‘for and against” PV systems have more positive points than negative. Being a grid connected system we have amended their Lease and agreed in a price reduction of their electric bill. This means a saving in their outgoings which is a win-win situation for tenant and landlord alike.”

Other commercial property landlords, like Stockland, are seeing significant yields on capital investment after selecting Todae Solar for implementing commercial solar. With one of the largest solar projects undertaken by a landlord in Australia, Stockland is expecting to reap an average 11.6 per cent year-by-year yield for over ten years from their 1.22MW solar system, spanning 6.4 hectares of roof space in Shellharbour, NSW. “That’s well above cost of capital,” said Stockland Managing Director, Mark Steinert.

With significant long-term return on investment and greater satisfaction reported by tenants, more and more property owners like Bridgefield Holdings, Faremore Marine, and Stockland are expected to get into the solar market. And when asked about which solar installer can deliver consistent quality and a good business case for leased properties? Conway says, “Todae Solar’s service has been excellent, from our very first interaction through to system installation and follow up thereafter.”

Large property owners managing large portfolios as well as single, commercial site landlords alike are now shifting the way they approach solar as an asset; creating a win-win scenario for both themselves as well as their tenants. If you are a property owner, Todae Solar can help provide you with insight on how to best structure and implement solar for the best ROI for owners and tenants alike.
